Oberoi 4 BHK - Modern Luxe Residence in Mulund, Mumbai
1,843 sq. ft., one simple brief: make it feel like home.
4 BHK Interior Design at Oberoi, Mulund
When this family first walked us through their 4 BHK at Oberoi, Mulund, they gave us one brief, stated very simply: "We want it to feel luxurious, but also like home." That line stayed with us through every decision that followed. At 1,843 sq. ft. of carpet area, space was never the constraint here - restraint was. The real work was making sure luxury didn't come at the cost of comfort, and comfort didn't come at the cost of intent.
Getting the Palette Right
The family leaned toward a modern luxe aesthetic, but were clear they didn't want anything loud. So we anchored the home in beige and brown - tones that read as understated on their own, but layered with soft textures, warm lighting, and tactile finishes, they carry an elegance that doesn't need to shout to be noticed. You can see this play out room to room: fluted wardrobe fronts catching the light differently through the day, velvet headboards that soften a fairly structured layout, brass and mirror detailing used sparingly enough that it still feels considered rather than decorative for its own sake.
A Room With Its Own Personality
Every home like this needs one space that breaks its own rules, deliberately. For us, that was the son's bedroom. Against the calm, neutral palette running through the rest of the house, we brought in a raw stone-textured accent wall - rugged, tactile, almost geological in feel. It's the one wall in the home that photographs like a design statement, but lives like personality. The family's reaction to it told us we'd got the balance right: it felt distinct without feeling disconnected from the rest of the home.

The living and dining areas were where we let the "luxe" side of the brief breathe a little more. A patterned ceiling panel, a layered crystal chandelier, and a sculptural mirrored partition mark the transition between the dining space and the rest of the home - enough presence to make the space feel occasion-worthy, without turning it into a room the family would hesitate to actually use. That distinction mattered throughout this project. Premium, here, was never meant to mean untouchable.
Every room in this home was planned to move into the next without friction - open enough for everyday living, deliberate enough that nothing feels like an afterthought. That's a harder balance to strike in a full 4 BHK than it sounds, because it's easy to let a home this size drift into disconnected, over-designed rooms that don't talk to each other. We didn't want that here. We wanted a home the family could actually live in - not one they'd have to tiptoe around.
What This Project Means to Us
This is what luxury looks like to us at The Black Touch - not chandeliers or gold accents for their own sake, but a space that makes you feel instantly at ease the moment you walk in. The Oberoi 4 BHK is a fairly direct expression of that belief: considered, personal, and genuinely livable, at a scale that could easily have tipped into showpiece territory if we'd let it.
If your own space is somewhere between "I want it to feel special" and "I still want to live in it comfortably" - that tension is exactly where we like to start.
